Our attorneys are very active in both the residential real estate market and commercial property development. We have extensive experience in matters of mortgage-based financing of real estate acquisitions; land development and use; acquisition and development of shopping centers, including construction and redevelopment financing; business and professional office complex development; "flex-space" developments; and commercial and office leasing matters. We represent several lending institutions and local developers in both residential and commercial markets, and also serve as counsel to the Realtors Association of Metropolitan Pittsburgh.
In addition, through our subsidiary company, Grogan Graffam Settlement Company, we provide complete title insurance and real estate closing services.
Our attorneys have represented both local and national clients in environmental law and land use matters. We are often called upon to investigate the environmental condition of real estate which the client desires to purchase. This work involves initial determination of the appropriate level of environmental study; review of experts' reports and findings and search of public records to assess the condition of the property; and recommendations regarding identified environmental risks and remedial work necessary to avoid such risks.
Furthermore, we assist clients in identifying zoning, subdivision, and other matters of land regulation and use. Our attorneys often represent clients in land use and regulatory enforcement proceedings before local planning commissions, the Pennsylvania Department of Environmental Protection and other governmental agencies. In addition, we have often worked with our Litigation practice group in the defense of hazardous waste and toxic tort litigation, as well as environmental claims involving administrative and governmental agencies.

Acquisition and development of numerous regional shopping centers in Pennsylvania and surrounding states, including strip centers and malls, outparcels and stand-alone stores.
Representation of syndicates in all aspects of property acquisition and development, including initial purchase money mortgage and subsequent construction financing for construction of new centers and renovation of canopies and storefronts for existing centers, as well as leasing matters and day-to-day operation of the property.
Development of regional "flex space" business park specializing in mixed office and warehouse use, including land acquisition, construction financing, permanent financing, leasing and tenant relations. Center started with single self-storage facility and has grown to eight multi-tenant office/warehouse buildings with greenspace and a park-like atmosphere.
Development of office and light industrial buildings at new suburban office park, including land acquisition, construction and permanent financing.
Upscale residential real estate developments throughout Pittsburgh metropolitan area, including land acquisition and subdivision, drafting and implementation of restrictive covenants, sales of lots and administration of construction contracts.
